The owners of these homes are usually only there for ski season or part of the year. That means the property manager is the one making sure the house is comfortable, the systems are running, and nothing breaks down while everyone's away, or worse, right when the owners are about to arrive.
This plan is for property management companies overseeing that kind of property in Telluride and the surrounding mountain villages. It's a different situation than a small-town rental portfolio: fewer, larger homes, higher-end equipment, and a much tighter tolerance for something going wrong right before an owner's visit. Our standard Black Canyon and Red Mountain residential tiers, built for the smaller Western Slope towns, don't account for that. This plan does.

Emergency response
The 4-hour after-hours commitment means Snipps will contact you within 4 hours of an emergency call. It is not a guarantee that a technician will be on-site within 4 hours.
Refrigerant
The refrigerant & A2L compliance inspection and any leak repair are included in the membership. Refrigerant added to recharge the system after a repair is not included in the membership price — it's billed separately at the member rate.
Pricing
Pricing shown is per rooftop unit / system. Membership renews automatically each term; ask about switching between monthly and annual billing.
Payment terms
Membership requires monthly autopay or annual prepayment. Repair work and any charges outside the plan are billed separately under Snipps' standard payment terms; net terms are available only with approved commercial credit.

Scheduling that runs itself

Every home on this plan gets a maintenance schedule built around its own systems, not a generic checklist applied across every property. A newer high-efficiency system and an older furnace in a neighboring home don't need the same visit schedule, and we don't treat them like they do.
That starts with how our team is trained. Every fourth Friday of the month, our whole crew sits down for a training session that walks through every system we work on, piece by piece, so nobody's learning a piece of equipment for the first time at your front door. When a technician shows up at one of your properties, they already know what they're looking at.
